Access Statement for Haven Cottage Bed & Breakfast

At Haven Cottage it is our aim to provide high quality accommodation meeting the needs of all our guests.

Haven Cottage was originally two Victorian Cottages now combined into one and is laid out over three floors. Unfortunately wheel chair access is not practical due to the age and internal configuration of the buildings. There are no ground floor bedrooms and no lift, so access may be difficult for people with very limited mobility.

  • You can contact us by telephone, e-mail, post or on-line (see Contact Information).
  • We are very close to Ambleside Town Centre, with all shops etc. within a 5 minute walk.
  • We are approximately 30 minutes from Junction 36 on the M6 motorway, 5 miles north of Windermere and 15 miles from Keswick.
  • Local buses run from the centre of Ambleside and provide services to the National Park and surrounding areas.
  • The nearest Railway station is in Windermere, a short taxi or bus ride away.
  • Ambleside has a Post Office, Tourist Information Centre, Health Centre (situated directly opposite Haven Cottage), two cinemas and numerous and varied shops. There are a variety of restaurants, cafes and pubs in Ambleside suiting all tastes and budgets.
  • Local taxi services are available and can be pre-ordered for guests.
  • Check-in is usually between 4pm and 8pm, if you need an earlier or later check-in time, please contact us a few days before arrival, and we will do our best to accommodate this.
  • Parking is free within our private off road car park.
  • We can assist guests with luggage.
  • The car park has a combination of paved and pebbled ground and guests are advised to wear sensible shoes and walk carefully, particularly in wet conditions.
  • Our guest entrance is directly from the car park into the building.
  • From the car park entry into the porch is relatively level but there are then two steps of 20cm each to enter the main building.
  • The outer and inner front doors are each 80cm wide.
  • The main front door is normally open if we are in, but please ring the bell on arrival.
  • Entrance is into our Reception Hallway (W90cm x L170cm) which has a slate floor.
  • The Reception Hallway leads directly to the main staircase, with the Dining Room and Guest Lounge to the left.
  • Haven Cottage is arranged over three floors, there are no lifts or stair lifts, the ground floor gives access to the Dining Room and Guest Lounge.
  • All areas are well lit and are also fitted with emergency lights.
  • The whole house is centrally heated (with individual thermostatic valves in the bedrooms) and has Free Wi-Fi.
  • The stairs, hallways, bedrooms, Dining Room and Guest Lounge have fully fitted carpets, slate or exposed timber floors.
  • The Guest Lounge, accessed from the Dining Room has a wooden floor and log burning stove which gets extremely hot when in operation and is only to be operated by the owner.
  • Guests have the use of an external decked area, accessed from the Guest Lounge to the rear of the property with fantastic views over Loughrigg although care must be exercised when wet as it can be slippy.
  • All our bedrooms are located on the first and second floors, they are all en-suite, there are no separate bathrooms.
  • From the Reception Hallway 8 stairs (H20cm x D22cm x W70cm) lead to a half-landing (W1.9m xD0.8m),
  • 2 stairs (H20cm x D22cm x W70cm) lead from the half landing to the First Floor Landing.
  • There is a handrail on the left hand side of the stairs. The First Floor Landing gives access to Bedrooms 1 and 8.
  • 10 stairs lead up to the Second Floor Landing with a 180 degree bend in it.
  • Breakfast is served in the Dining Room on the ground floor, accessed from the Reception Hallway, with a level entry through a doorway 70cm wide.
  • Our arrangement of chairs and tables is fairly flexible and can be moved to suit combinations of guests staying.
  • Menus are provided on the tables and options can be explained.
  • Special dietary requirements (e.g. vegetarian) are catered for with prior arrangement.
  • The Guest Lounge is accessed through the Dining Room with level entry through an archway 60cm wide.
  • The lounge contains a sofa, bookcase, a sturdy coffee table and log burning stove which gets hot during operation and must only be operated by the owner.
  • Guests have the use of an external decked area to the rear of the house, accessed via two 20 cm steps from the Guest Lounge. The area is walled, has fantastic views over Loughrigg but can be slippy during or after wet weather and care must be taken when using it.
  • All bedrooms have central heating; radiators have thermostatic valves so the temperature in individual rooms can be controlled. All beds are made up with synthetic duvets and pillows.
  • Every bedroom has a hospitality tray (with tea, coffee, hot chocolate, milk, sugar and biscuits) a kettle and mugs, a hairdryer and flat screen TV/DVD. Wine glasses and a corkscrew are available on request.
  • Storage space usually consists of a wardrobe, bedside cabinets and dressing table (with drawers)
  • There are two bedrooms on the first floor accessed via a total of 12 stairs from the Reception Hall (see Public Areas).

Room 1

  • Double room with bed, height 60 cm.
  • 3.0m x 3.0m, excluding en-suite.
  • Entrance doorway is 65cm wide, at least 50cm access between beds and furniture / walls.
  • En-suite shower room doorway is 64cm wide.
  • Toilet, basin and shower (cubicle step/edge 14cm high), heated towel rail.

Room 8 (superior room)

  • Large room with king size bed height, 60cm.
  • 5.m x 3.07m, excluding en-suite.
  • There is a step down to an external decked balcony area this is 22cm high. There are unrivaled views of Loughrigg but the decking can be slippy when wet.
  • Entrance doorway is 70cm wide, directly into the bathroom with access to the bedroom through archway which is 65cm wide. At least 50cm access between bed and furniture / walls.
  • Two armchairs and one dressing table stool.
  • Free standing wardrobe / storage
  • En-suite 2.7m x 4m
  • Toilet, 2 basin’s and free standing bath with separate shower (cubicle step/edge 15cm high), heated towel rail.
  • There are three bedrooms on the second floor accessed via a total of 10 stairs from the first floor (see Public Areas).

Room 2

  • Double room bed height 60 cm.
  • 3.05m x 2.7m, excluding en-suite.
  • Entrance doorway is 65cm wide, at least 40cm access between beds and furniture / walls.
  • En-suite shower room doorway is 63cm wide.
  • Toilet, basin and shower (cubicle step/edge 22cm high), heated towel rail.

Room 3

  • Double room bed height 60 cm.
  • 3.05m x 2.9m, excluding en-suite.
  • Entrance doorway is 65cm wide, at least 50cm access between beds and furniture / walls.
  • En-suite shower room doorway is 63cm wide.
  • Toilet, basin and shower (cubicle step/edge 18cm high), heated towel rail.

Suite 4 (superior room)

  • Twin or zip and lock SuperKing size bed, height 70cm.
  • 4.1m x 7.6m, including en-suite.
  • Entrance doorway is 70cm wide.
  • At least 50cm access between double bed and furniture / walls.
  • Two upright chairs.
  • Sofa.
  • Generous freestanding wardrobe / storage.
  • En-suite doorway is 52cm wide.
  • Toilet, basin and shower (cubicle step/edge 20cm high), heated towel rail.Bath in bedroom.
  • Children over 12 years of age are welcome at Haven Cottage although we do not have the facility to add additional beds to any of the rooms.
  • Local tourist information is available and there is also a leaflet rack in the Porch.
  • We do not accept any pets, although assistance dogs are welcome.
  • We do not permit smoking anywhere in the guest house other than on the rear decked area.
  • Mobile phone reception is generally good, although can vary by network and location within the building.
  • Free Wi-Fi is available to Guests. The signal is generally good throughout the ground and first floor of the building and is usually OK on the second floor.
  • A fire alarm is installed with call points, heat and smoke detector and sounders which are located in the public areas and will sound continuously if evacuation is required. If you need assistance with this type of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely if needed.
  • Fire extinguishers are located on the ground floor (Reception Hallway) and both the first and second floors landings.
